Rent the agents. Own the intelligence.

Triad AI deploys a managed team of AI agents inside your property management company. They handle owner reporting and operational accountability, they get better with every decision your team makes, and everything they learn belongs to you.

We don't replace Yardi, RealPage, or AppFolio. We build on top of them.

A managed AI workforce, starting with two agents.

The PM Playbook begins with a data foundation you own, connected to your property management system. On top of it, we deploy two agents. Each is a specific role with a specific job, priced monthly like a member of the team.

Staff Agent

Holds the portfolio to your standard. It tracks every property manager's compliance with your operating playbook, surfaces what's going wrong at each property — and what it costs — and keeps the capex pipeline in view. Ask it anything about the portfolio; answers come with the records behind them.

Owner Agent

Answers your owners' questions about their own portfolio — NOI against budget, occupancy, distributions, which property is dragging — in plain language, with every number sourced. It flags the capex sitting on their desk and keeps monthly reports on schedule. Each owner sees only their own properties.

Where it goes from here.

Once the first two agents are running, additional agents deploy onto the same foundation — an extension of a system that is already learning, not a new product built from scratch. Each one points at a different NOI lever.

Renewal Underwriter

Sets renewal strategy for every expiring lease and flags the residents most at risk of leaving.

NOI leverRetention and rent growth

NOI Drag Forensics

Decomposes budget variance to the line items driving it and predicts which corrections move next month's number most.

NOI leverVariance recovery

Make-Ready Throughput

Forecasts a ready-to-show date for every unit in turn and shows where the cycle is stalling and why.

NOI leverVacancy days

Delinquency & Collections

Forecasts which residents are likely to fall behind over the next 60 days, ranked by recoverable dollars.

NOI leverBad-debt recovery

Capital Plan

Ranks capital projects by urgency and return, with a cost and schedule confidence band on each recommendation.

NOI leverCapital efficiency

Compliance & Risk Sentinel

Surfaces open exposures across the portfolio and ranks which are most likely to escalate from near-miss to incident.

NOI leverAvoided losses; standing with insurers and lenders

Build. Evaluate. Operate.

We do the data engineering first and deploy the agents on top of it, accountable to evaluation targets you agree to before the work starts.

PHASE 1

01

Build

First 90 days

We deploy a data lake or warehouse, build connectors to your property management system, map your data, codify your operating playbook, and deploy your first two agents.

PHASE 2

02

Evaluate

Roughly the next 90 days

We train, monitor, and adjust the agents against evaluation targets we set together. Agents recommend; your people make every final call — and the agents learn from what your team decides.

PHASE 3

03

Operate

Ongoing, once targets are met

The engagement moves to a lower ongoing rate: monitoring and maintenance of the warehouse, connectors, playbook, and agents. The cost goes down when the agents hit their marks — not up.

Every decision your team makes trains a better operation.

The agents recommend. Your team decides. The outcome feeds the next recommendation. That cycle runs every day across the portfolio — and it is why the agents are more useful in month six than month one.

The property that slipped off standard last quarter gets flagged in week one this quarter. The variance that took three phone calls to explain takes one question. The capex item that stalled in approvals gets surfaced before an owner asks about it. Each miss and each catch makes the next month's calls sharper.

Day to day, the agents make the job easier. Every property manager gets a personal checklist — daily, weekly, monthly, quarterly — drawn from your playbook. They can ask their agent 'what should I focus on today?' and get a straight answer: what's due, what's overdue, what needs a photo. Coaching happens against the standard, every day, instead of as a surprise in a quarterly review.

Owners feel it too. Their questions get answered in minutes with sourced numbers instead of waiting on the team, monthly reports arrive on schedule, and the capex sitting on their desk is visible before anyone has to chase it. Fewer status calls for your staff; more confidence from your owners.

How pricing works.

A managed service, priced per agent. Three phases, and the cost goes down when the agents hit their marks.

Build — one fixed monthly price

The 90-day build runs at a fixed monthly price that covers the data foundation, connectors, operating playbook, and your first two agents. The build price stops at day 90.

Evaluate — priced against targets

Training and evaluation run at a monthly rate until the agents meet the targets we agreed to. Infrastructure monitoring and agent training are priced separately, so you can see what you are paying for.

Operate — a lower ongoing rate

Once targets are met, the engagement drops to a lower ongoing rate for monitoring and maintenance. Additional agents deploy onto the existing foundation, faster and at lower cost than the first two.

Owner data, handled the way owners expect.

Financial data raises the bar. We build to it from day one.

People make the calls

Agents draft, reconcile, and recommend. Your team makes every final decision — and the agents learn from what your team decides.

Your data stays yours

Client data is never used to train public models. And what the agents learn about your operation — your standards, your history, your decisions — is yours to keep and take with you.

Row-level security

Access control is enforced in the data itself. Each owner sees only their own properties; each employee sees only their assignments. Built in from day one, not bolted on.

A clean exit, by design

If you leave, you keep the data foundation, the operating playbook, and the accumulated learning. We stop operating the agents; the asset stays with you.

A thirty-minute conversation, no invoice.

We'll look at your systems, your reporting load, and the first two agent roles that would create the most leverage for your portfolio. If the fit is right, we scope a Build. If not, you leave with a clearer read on where AI belongs in your operation.
